We have an exciting opportunity for a Land Manager to join our Southern Counties Division, based in Redhill.  This is an opportunity to join an established housebuilder in a role where you have a real influence on future development opportunities across the Southern Counties region.

This is a great opportunity for someone who enjoys being close to the full land acquisition process, from identifying and assessing opportunities through to progressing deals, supporting planning activity and helping bring new residential developments forward.

 

The Role

Working closely with the Land Director, divisional colleagues and Bellway’s Strategic Land team, you will be involved in appraising sites, progressing acquisitions, supporting planning activity and helping bring both immediate and longer-term residential development opportunities forward.

 

Principal accountabilities of the Land Manager role include:

  •       Identify and assess short, medium and longer-term land opportunities across the division’s operating area.
  •       Build strong relationships with landowners, agents, local authorities, consultants, developers and other key market contacts.
  •       Complete detailed land appraisals in line with Bellway’s Group land appraisal system, reviewing valuation, build costs, planning policy, technical information, market research and viability.
  •       Prepare, negotiate and progress offers for land opportunities in line with divisional budgets, forecasts and land requirements.
  •       Work closely with Planning, Technical, Commercial and external consultants to support planning applications, decisions, legal and technical due diligence and viability assessments.
  •       Partner with Bellway’s Strategic Land team on longer-term opportunities, including option agreements, strategic sites, planning applications and future pipeline opportunities.
  •       Maintain accurate land records, registers and portfolio information to support effective decision-making.
  •       Support the tendering of Section 106 affordable housing opportunities to Registered Providers.
  •       Work collaboratively with internal teams to ensure opportunities are progressed efficiently, commercially and in line with compliance requirements.

Experience, Qualifications and Skills

Experience

  • Experience of working as a Land Buyer, Land Manager or property related role.
  • Successful experience in land acquisition, ideally within the housebuilding industry.

Qualifications and Training

  • A-Levels or equivalent
  • Planning or Surveying Degree Grade 2:2 or above or equivalent is desirable
  • RICS or RTPI is desirable

  • Good administration skills
  • Works effectively to deadlines and competently works on multiple tasks simultaneously
